No decorrer de um projeto de construção, há uma grande variedade de motivos que podem exigir que você crie uma alteração contratual. As alterações contratuais também podem ser iniciadas por diversas entidades, como a fonte de financiamento do seu projeto, um proprietário do projeto, empreiteiro, subempreiteiro e muitos outros. 

Exemplos

Veja abaixo os motivos comuns que podem levar você a criar uma alteração contratual no decorrer de um projeto:

  • Alterações no design
  • Erros e omissões na planta
  • Memorial descritivo impreciso ou incompleto
  • Condições inesperadas no local da obra
  • Substituições de material e equipe de obra

Para criar uma alteração contratual em um projeto do Procore, você precisa receber as permissões adequadas no contrato de cliente, compromisso, financiamento ou contrato principal que estiver alterando. Além disso, as etapas a seguir dependem das definições de configuração do seu projeto:

1 Para executar esta tarefa como um usuário com permissões de nível 'Padrão' na ferramenta Pedidos de mudança, você deve ser o 'Revisor Designado' no pedido de mudança. Consulte Criar um pedido de alteração de compromisso.

2 Os usuários com permissões de nível de 'Administrador' na ferramenta Pedidos de Mudança do projeto devem receber permissões de ferramenta adicionais: (1) Para editar um Pedido de Mudança de Compromisso (CCO), permissões de nível de 'Administrador' na ferramenta de Compromissos do projeto e/ou (2 ) para editar um pedido de alteração de contrato principal (PCCO), permissões de nível 'Administrador' na ferramenta Contratos principais do projeto. Fatores adicionais também podem ser aplicados. Para obter detalhes, consulte Editar um pedido de alteração.  

3 Os usuários com permissões de nível "Somente leitura" ou "Padrão" na ferramenta Alterações contratuais do projeto podem visualizar alterações contratuais para contratos não marcados como "Privados". Se um contrato estiver marcado como "Privado", será necessário adicionar os usuários à lista suspensa "Privado" no contrato.

4 Os usuários com permissões de nível "Administrador" para a ferramenta Alterações contratuais do projeto também podem visualizar alterações contratuais para contratos não marcados como "Privados". Se um contrato estiver marcado como "Privado", os usuários serão (A) adicionados à lista suspensa "Privado" no contrato ou (B) atribuídos permissões de nível "Administrador" na ferramenta Compromissos e/ou Contratos Principais.

Alterações recentes

Variações reivindicáveis (10/11/2025)

O Procore está introduzindo o recurso Variações reivindicáveis para todos os clientes. Esse recurso adiciona um novo status "Pendente - faturável" para Alterações contratuais. Agora, empreiteiros de todas as regiões podem reconhecer rapidamente alterações contratuais não aprovadas e incluir esses valores em suas faturas. O recurso foi originalmente desenvolvido para ajudar os contratantes em ANZ, CAN e UKI a cumprir as leis de pagamento locais. As Variações Reivindicáveis funcionam com Compromissos e Contratos Principais, mas oferecem suporte apenas a Alterações Contratuais de nível único. Usando esse recurso, o sistema atualiza automaticamente as faturas para agrupar os itens por status de alteração contratual e mostrar claramente todas as variações faturadas no resumo.

Coluna Assinatura Necessária já disponível na ferramenta Alterações Contratuais (12/05/2025)

O Procore adicionou uma coluna "Assinatura necessária" à ferramenta Alterações contratuais. Quando os usuários vinculam sua conta do DocuSign© a um projeto do Procore, essa coluna funciona da mesma forma que na guia Contratos Principais, eliminando a necessidade de pesquisar na guia Histórico de alterações em um compromisso ou contrato principal que determine o status de assinatura da alteração contratual.
